Policies

CHILDREN UNDER TWELVE (12) YEARS OF AGE ARE NOT ALLOWED.

PETS are not allowed.  Service animals are welcome.  Please advise us of your service animal when you reserve your room, or as soon after as practical.

NO SMOKING INDOORS. There is a $500 fee per night if you smoke inside. There are smoke pots available on the front porch and back deck. If you smoke outside, please be considerate of any non-smoking guests who are enjoying the outdoor spaces.

Check-in: Check-in begins at 3:00 PM. If your room is ready early, we will call or text you. In the message we will include the entry door code so you can begin your stay when it's convenient for you. We do not have staff at the house all the time. We will be happy to meet you to check in; just let us know when you get close to the property! If our schedules doen't allow for us to connect, you are more than welcome to check in by yourself. We will charge the card on file after we give you the entry door code.

Check-out: 11:00 AM Monday through Saturday, and 12 noon on Sunday (because everyone needs a little more time on Sunday!). Just leave your key in your room door, and let us know you're leaving, by saying good bye if we are around or texting us!

Building accessability: Upstairs rooms are only accessable by stairs: We have two (2) rooms on the ground floor, and three (3) rooms on the second floor – we DO NOT have an elevator. We can help you up and down the stairs with your luggage if needed, just let us know. The back deck, which is accessable from the parking lot, has a wonderful ramp for access to the house. There are three steps required to enter the house from the front.

Two or More Night Stays:  On the occasions when a multiple night stay is requested or required, guests must book the same room for all nights, when available. Switching rooms is not allowed unless there are no single rooms available for the length of your entire stay.

Group Bookings:  Bookings or reservations of three (3) rooms or more is considered a Group Booking, regardless of the booking channel. If an individual or group of individuals reserve rooms, separately or together, or under alias names, totaling three (3) or more rooms for the same or similar stays, e.g. weddings, social events, meetings, etc.; Main Street House reserves the right to enforce Group Terms and Conditions for these reservations and/or refuse the bookings made in this manner. If you have questions about booking Group accommodations at Main Street House, please call during our normal business hours (979) 221-2051.

Non-registered Guests: Due to the intimacy of the home, and self-serve amenities, non-registered guests are not allowed at Main Street House without prior arrangements being made. However, feel free to entertain one or two friends on the front porch between 3:00 PM and 8:00 PM.

Rates/policies are subject to change and vary during high impact periods and for special requests.

Payment and Cancellation Policies

To hold your room(s), we require valid credit card information at the time of your reservation. That card will be charged on the day of your arrival. If you wish to make payment with cash or a different credit card, be sure to let us know before your arrival!

We know that life happens and sometimes your plans have to change! We ask that when that happens you let us know as soon as possible so we can release your room so other travelers have the opportunity to stay with us!

Our goal is to be as compassionate and understanding as possible to your situation! Unlike most independent lodging properties, we don't pre-charge your card for any amount, and we never take a "deposit" for a room rental. We allow you to cancel without penalty up to noon on the day of your check-in without any charges or penalties!

Please keep these things in mind when considering cancelling your reservation:


  • If you don't call us by noon on the day of arrival, we will charge your card for 100% of all room charges and packages. Emailing us does not count!
  • Changing the date of your stay is still a cancellation. If you call after noon on the day of check-in to change the date of your stay you will be charged the full amount of the original reservation.
  • Please keep in mind we are a small business and last minute cancellations are difficute for us to re-book.
  • Unlike most larger lodging properties, and all airlines, we never overbook based on cancellation algorithms, so we never cancel reservations at the last minutes due to overbookings. If we experience a personal emergency, even at the last minute, we will always find a way to make sure you have a place to stay. If you make a reservatrion with us, we are guaranteeing that you will have a room for those specific dates.
  • We don't take any non-refundable pre-charges, so we have nothing to compensate us for reserving a room for you in the event of your cancellation, even if we've been holding that room for you for up to six months.
  • All this to say: we are being considerate of you; please be considerate of us. Your calcellation does have a negative impact on us. Please, when you do have to cancel, do so as early as you know your stay with us is no longer possible.
  • Weddings, private gatherings, whole property rentals and business meetings have cancellation poilices specified in each agreement, so be sure to check with your organizer about the specifics regarding your group's stay and the cancellation policies in place for your group.
